Holt Renfrew Ogilvy — known locally as Ogilvy — unites two established Canadian retailers with the adjoining Four Seasons Hotel & Private Residences for Montreal’s ultimate luxury shopping experience. The renovation and enhancement project balanced careful consideration of the historic importance of the century-old architecture with current standards and practices in sustainable building and materials.

Challenge

To manage day-to-day project management and coordination for a phased multi-organization joint venture.

Strategy

As a joint venture between Holt Renfrew, Whittington Properties, and CarbonLeo, it was important that the owners share a single vision for the sustainable project. As the overall development and project management team, Knightsbridge structured the general partnering agreement outlining key dates, milestones and deliverables, allowing us to smoothly manage the day-to-day operations such as overall development schedule, budgets, tenders and awards of contracts. We also collaborated with Holt Renfrew and Four Seasons Hotel management to ensure effective flow of communication as the site continued to be in operation with employees, customers, tenants and hotel guests actively moving through the space.

Solutions

To assure coordination between the venture partners, Knightsbridge structured a general partnering agreement outlining key milestones and deliverables. With the agreement as a guide, we worked with all partners on the overall development schedule, budgets, tenders and awards of contracts. Materials with an emphasis on sustainability, such as LED lighting, reclaimed materials, and environmentally conscious finishes were chosen. Additionally, Knightsbridge advised in areas of corporate structures, strata titles, governance and overall project financing and proforma studies.

Outcome

The project included interior renovations, the addition of an in-store café, and exterior enhancements including a new façade designed by U.S. architectural firm Gensler. It was completed in 2020.
