Challenge

To advise the client throughout the development process, from site and developer selection to choices in sustainable building and technology.

Strategy

Knightsbridge’s involvement with EPCOR began in 2007, prior to site selection and included advising and preparing analysis reports on site, space programming, and future growth planning, all foundational to the site selection. Once the 9-acre Station Lands development site and Qualico were selected, our experience and expertise in large scale construction, regulatory approval processes, and advanced sustainable building technologies were utilized at every stage.

Solutions

As the first office tower built in downtown Edmonton in over two decades, the 28-floor anchor tower project was a rare opportunity to set new standards in sustainable construction. The endeavour began in the earliest of stages and considered both the past and future use of the site. Material and process decisions were made with responsible natural resource management in mind and included minimizing excavation waste, installing a geothermal earth tube system for heat exchange, and choosing envelope materials and T5HO lighting for energy efficiency and user comfort. The tower was wired for fiber connectivity to meet even the highest internet usage demands.

Outcome

Construction took place between 2008 and 2011. Upon completion it received both LEED Gold and WiredScore certifications. With its neighbours —Roger’s Place Arena and the Royal Alberta Museum—EPCOR tower has transformed the northern edge of downtown Edmonton into a lively district for work and play.
